HELP - My home isn't selling...

There are many reasons your home is not selling, and if you’re up with a reputable agent, its quite possible that the asking price isn't the aggravating factor here.  So before you reduce your price here are 6 things to try...

1 - Smells - Get a second opinion – ask someone who will be honest. Don't let last nights tea prevent that sale.  Smells can linger for a long time and put potential buyers off. Lemon in hot water can help neutralise the odour.  Even lighting a match or candle wick (please do this responsibly) and blowing it out can get rid of nasty smells.  Be warned artificial smells can have the same effect. Open your windows Sellers.

2 - Pictures - Give buyers something to desire.  Get your front picture retaken on a sunny day, give your internal shots a lift by re-arranging furniture.  Get an honest opinion from a neighbour.  Ask them how they see your house overall?  If it’s a negative response – change it. 3 - Clutter - The truth is most buyers can't or simply don't want to see through it.  Clear away Toys, books, magazines.  These are a no-no for your pictures.  Can't live without them - get a box, before each viewing chuck them in it & throw in the car.

4 - Built in cupboards – Don’t over look these. People like to see what space they have to store things.  Put a coat and pair of shoes in your coat cupboard, but throw the rest in your boot on the morning of a viewing.  If it’s overflowing people will presume you are struggling to fit in the house, and worry that neither will they.

5 - Pets - Pets for some people are company, and very much a part of the family, but can be detrimental to a viewing.  Clean pet bedding regularly, and try and get rid of as much pet paraphernalia as possible, inc pet bowls etc.  Ever browsed Ebay? – What do the sellers always say:  'from a pet free home' ask yourself why.  Try and keep your animals in one room while your house is up for sale, it will make your pre-viewing clean up much easier.  Got a viewing? - take the dog for a long walk.  

6 - Identity - Your dining room, come laundrette, come office.  Buyers struggle to see themselves in a 'nothing' room.  Don't presume they will just know it is the formal dining room.  Show them.  Set the table, make it look inviting for dinner parties.  Borrow a posh dining set from a friend, and really show off the room.
